2. Arrange a free, no obligation auction appraisal by completing the free Auction Appraisal Form online or by contacting the office on 0151 236 6746. You will be required to provide some brief details of the property and an appointment will be made for the Auctioneer to come out and value your property. The auctioneer will advise as to the best method of sale for your property together with the guide price and reserve price. It is important to set the guide and reserve prices at a realistic level in order to generate interest and ensure the best possible sale price is achieved in the auction room.
3. Once you have decided to enter the property into one of the auctions, you will be required to sign Venmores Contract of Engagement and pay the entry fee together with providing proof of identity; this is required under the Money Laundering Regulations 2007.
4. Draft particulars will be produced and these will be sent to you for approval. It is important that you check the particulars thoroughly and make any amendments you feel necessary, and then return to the auction department as soon as possible.
5. Certain properties are not allowed to be marketed unless an Energy Performance Certificate has been provided. Venmores will advise you if you require either or both of these and if so will be able to provide details of companies who will be able to prepare these for you.
6. Venmore Auction will require details of your solicitors in order that we can contact them in relation to preparing the legal pack.
7. At the earliest possible date, provide Venmore Auctions with access arrangements for prospective purchasers. Venmore Auctions can conduct accompanied viewings on your behalf.
8. Completion of the sale normally takes place 28 days from the date of the auction or if the property sells prior to or after auction, completion is 28 days from exchange of contracts.
